A Birmingham based firm of landlords has been fined over £2,000 for neglecting to carry out extensive repairs to a dangerous property.

Blue Square Projects of Edgbaston were renting out a property in Dordon to the tenant, her partner and four children.  Following the tenant’s complaint to North Warwickshire Borough Council, the Environmental Health Team visited the property to find rotten windows, mould in the bathroom, bedroom and living room, faulty radiators and overloaded electrical sockets.  The Council then advised Blue Square Projects to rectify the damage, which they subsequently failed to do.

As a result, the company received an Improvement Notice served under the Housing Act 2004 giving them three months to undertake the repairs.  When the Environmental Health Team carried out a follow-up inspection another three months after the deadline, the works had still not been completed.

Assistant Director: Housing, Angela Coates explained : ” This  was a catalogue of disasters, with contractors turning up when the tenant was absent or not turning up at all when promised. Four months after we served the Improvement Notice, Blue Square Projects had not rectified any of the hazards identified. ”

Ms Coates added that as the property was still a risk to the health and safety of the tenants, the only resort was to take the matter to court, for the Council to carry out the works and recharge Blue Square Projects.  The case was heard at Nuneaton Magistrates Court on 1st August.  The company’s solicitors pleaded guilty by post and a 14 day collection order was made for £2093.
